Overview

110 N Wacker is a towering 54-story high-rise office complex in the bustling heart of downtown Chicago. This 1.5M+ square foot facility houses mostly office tenant space with a large lobby area consisting of retail spaces. Before engaging in utility-funded monitoring-based commissioning (MBCx), Aero Performance Group worked as a third-party commissioning agent with the facility and ownership team.

Results

To date, Aero has verified 2,441,976 kWh and 217,668 ton-hrs in energy savings, saving $275,887 in utility costs annually. These energy savings translate into a meaningful environmental impact.

About The Facility

110 N Wacker is a towering 54-story high-rise office complex in the bustling heart of downtown Chicago. This 1.5M+ square foot facility houses mostly office tenant space, with a large lobby area consisting of retail spaces.

Overview

 The facility consists of (4) large built-up air-handling units that comprise almost the entire square footage of two building floors. There are also several smaller air-handling units that serve unique spaces of the building, such as the lobby, retail, fitness center, and conference spaces. Due to the complexity of the mechanical systems and control sequences, as well as the extended build-out process due to the large footprint of the facility coupled with COVID-19, Aero and the ownership team rolled the project into the MBCx program to assist with seasonal commissioning as well as identify energy savings items.

The Value

 MBCx services Aero provided have helped operations and maintenance by running analytics and providing monthly terminal unit checkouts on the entire system, including over 1,500 fan-powered boxes. The live monitoring has also enabled full commissioning of each tenant floor and fan-powered box instead of sampling. 

The energy reduction equates to the electricity powering 354 homes each year.

The Results

 To date, Aero has verified 2,441,976 kWh and 217,668 ton-hrs in energy savings, saving $275,887 in utility costs annually. These energy savings translate into a meaningful environmental impact. We used the US Environmental Protection Agency (EPA)'s Greenhouse Gas Equivalencies Calculator to measure the impact, and our savings are equivalent to reducing gasoline consumption by 204,800 gallons annually.
